Huge new neighborhood with 1,800 homes being built in Texas' fastest-growing metropolis

A new neighborhood of 1,800 homes will be built in one of Texas' fastest growing cities.

Rio Claro is a 629-acre planned community in Northwest Fort Worth that was purchased by the Centurion American Development Group. 

'Fort Worth continues to be one of the fastest-growing cities in the country, and the demand for thoughtfully planned communities has never been greater,' Centurion CEO Mehrdad Moayedi said in a statement.

The goal is to build a community with high-quality homes in a beautiful area, close to Eagle Mountain Lake, aimed at families.

Phase one of four will begin shortly, with builders including Coventry Homes and DR Horton, expected to have lots between 50ft and 80ft by the beginning of 2027.

Rio Claro isn't the only community Centurion American Development Group is developing in Fort Worth. 

An adjacent 836-acre neighborhood is expected to bring in 1,100 homes. 

Centurion is working with Fort Worth and Tarrant County and transportation providers to help improve roadways around the developments with a $200million project.

'The excellence and diversity of design represented by these builders ensures that Rio Claro residents will enjoy an exceptional quality of living and a beautiful neighborhood,' Moayedi said. 

'The community benefits from the adjacent $270million Eagle Mountain High School, the newest campus in the award-winning Eagle Mountain-Saginaw ISD,' Moayedi added. 

Texas, the nation’s second most populous state in 2024, was home to over 31 million people, and several of its more populous metro areas saw large population increases. 

According to US Census data Dallas-Fort Worth-Arlington metropolitan added nearly 178,000 residents between 2023 and 2024, making it the third largest-gaining metro area in the nation. 

Housing Wire data shows 2,850 single-family homes sold across the Dallas-Fort Worth metroplex last week, 'marking consistent sales volume as the region adjusts to a slower but still active pace.' The market data 'signals a balanced but cooling market.' 

The median listing price for a home is $389,000 and properties spend an average of 70 days on the market, Housing Wire reported. 

'Overall, the Dallas-Forth Worth housing market reflects a measured equilibrium: enough demand to keep listings moving, but enough supply to temper bidding wars. 

'With inventory rising and median prices stable, the North Texas market continues to hold steady as fall progresses,' Housing Wire said.

Dallas-Fort Worth is one of the top cities that has seen housing prices decrease, with a 3.3 percent change year-over-year, according to a report by Business Insider on October 2. Active listings in the area went up 16.7 percent.
