Places This Week: Former Woody’s Waterfront restaurant sells
The Catalyst’s weekly roundup of notable Pinellas County real estate news.

The sale of property formerly owned and occupied by Woody’s Waterfront restaurant on St. Pete Beach closed Jan. 12 for a sales price of $2.4 million.
Located at 7308 Sunset Way, the restaurant had been a staple on the beach for over 35 years. Following devastating damage from Hurricane Helene in 2024, and the site being rendered unusable, owners Roxene Riles and Marlo George listed the restaurant, along with two lots, for sale in February 2025 for $4.45 million. The price was reduced to $3.85 million in August.
The 2,394 gross square-foot structure, situated on a 0.09-acre parcel of land, was built in 1945. The two vacant lots on either side of the restaurant comprise one with .024 acres and the other with .15 acres.
The property is zoned CG-2 (Commercial General) and can accommodate a variety of commercial uses, including retail establishments, restaurant or bar, entertainment venue or lodging. The prior owners’ parents purchased the three parcels in 1989 for $526,100.
The buyer, Turner Tenney, is a native of Indian Rocks Beach and is an esports gamer and a Twitch streamer and YouTuber under the name Tfue.

Capri Isle estate goes to auction
A three-level waterfront estate at 12650 7th Street E., Treasure Island is up for auction with a reserve of $7 million. Built in 2022, the property was first listed for sale in April 2025 for $11.5 million.
The Capri Isle residence, with 6,424 square feet of living space across the three stories, was engineered with concrete-poured floors, roof and balconies, and is able to withstand up to Category 5 hurricane winds. It sits on a 0.40-acre corner parcel.
Inside are five bedrooms, five full bathrooms and one half-bath. Highlights include open-concept layouts, floor-to-ceiling impact-rated glass, triple-pane reinforced windows, automated blinds and drapes and four five-ton AC heat pump units for zoned climate control.
Outdoor amenities include an electric entry gate, a 40,000-gallon pool, a rooftop spa, a 265-foot raised seawall and a private dock with a 40,000-pound lift and yacht-capable wet slip.
The home is powered by four 200-amp electrical panels and 71 high-efficiency 400-watt solar panels. It is also equipped with a 48kW Generac generator and a 1,000-gallon inground propane tank.
Additional features include an attached 1,543 square-foot garage on the lower level with two vehicle turntables for easy egress, a carport and a four-story glass elevator that runs from the ground floor to the rooftop terrace.
The seller and listing agent, Peter Nemethy with Re/Max Preferred, purchased the property in 2007 for $1.2 million.

Station House Arcade for sale
Station House Arcade, located at 689 Central Ave., St. Petersburg, has listed for sale with an asking price of $4.2 million. The two-story, 7,296 square-foot building was built in 1924 as the Green Richman Arcade, one of 11 shopping arcades in downtown St. Petersburg through the 1940s. It was added to the National Register of Historic Places in 1998.
In 2016, the property was purchased by Gianco Companies, a Tampa-based boutique development and private equity firm, for $1.2 million. It was renamed Station House Arcade and transformed into a combination retail and co-working space.
Situated on 0.09 acres, the first floor of the building provides five suites ranging in size from 182 to 993 square feet. Four retail establishments, including Urban Creamery and Bishops Cuts/Color, are current tenants. The second floor is partially owner-occupied and can be delivered vacant or leased. There is also the potential to add another 700 to 800 square feet of space to the second floor by converting the lower roof into a usable rooftop terrace.

A single-family home built in 1925 at 534 1st Street N., St. Petersburg has entered the market for $1.3 million. The two-story structure, with 1,226 square feet on the first floor and 780 upstairs, features three bedrooms, two full bathrooms and one half-bath.

Clearwater’s Bayside Center enters the market
Bayside Center, a two-building office campus totaling 214,854 square feet at 17755 and 17757 U.S. Highway 19 N., Clearwater, has listed for sale with an undisclosed price.
Bayside Center 1 is a four-story, 46,501 square-foot structure built in 1987. It offers two full floor plates on the second and fourth floors which can be leased separately or divided for multiple tenants.
Bayside Center 2 is a six-story structure built in 1994 and 1997 with 168,353 square feet. It features a nearly full floor plate on the second floor, a 13,076 square-foot space on the fifth floor’s west wing and a variety of office sizes across the other levels.
Both buildings feature modern glass construction and share a café, a landscaped courtyard with outdoor seating and a fully-equipped conference facility. Approximately 69% of the space is leased, including long-term anchor tenants Insurance Administrative Solutions and The Sports Facilities Companies, as well as a variety of healthcare, financial and technology establishments.
The 24.4-acre property also includes a five-story, 202,402 square-foot parking garage and prominent building and pylon signage. It is located minutes from the Bayside Bridge, and the Cove Cay Marina and Golf Club sits directly behind the campus.

A two-story single-family waterfront home at 4830 Paradise Way S., in the Bayou Heights and Shores neighborhood of St. Petersburg, sold Jan. 20 for $1.98 million – $20,000 below the price listed in August 2025.
The 4,141 heated square-foot home was built in 1948 and went through a complete renovation in 2025. It sits on a 0.33-acre plot of land.
The main level features a great room with a fireplace and expansive sliders that lead directly to the waterfront patio, a renovated kitchen and dining area and two master suites – one overlooking the water. Also on this floor is a guest bath and a spacious laundry room.
Upstairs are two bedrooms and a full bath which provide space for family or guests. The bedroom on the east side opens to a private balcony and sundeck.
