Places This Week: Clearwater’s Pelican Walk Plaza lists

Pelican Walk Plaza, a 38,713 square-foot entertainment and retail center, the largest on Clearwater Beach, has entered the market with a list price of $25 million.

 The two-story property, situated on 1.68 acres of land at 483 Mandalay Ave., was built in 1994 and renovated in 2016 and 2025. It is currently occupied by 17 tenants between the two floors, including Hurricane Eddie’s restaurant, Hogan’s Beach Shop, Cigar Paradise, Clearwater Comedy Club and Stix Billiards. Units range in size from 850 to 6,300 square feet.

Over $2 million in capital improvements have been invested since 2018 such as the replacement of all ceiling fans and column lights, the installation of a staircase in one of the units, a fully renovated bar on the ground floor, new restrooms and new stucco and paint to the entire exterior.

Attached to the property is the only public parking garage on North Clearwater Beach, providing 700 spaces for beachgoers and Pelican Walk customers. The center is located within a five-minute walk to Pier 60 and several beach resorts.

The seller, represented by James Garner and Jim Shiebler with CBRE-Tampa, purchased the property in 2018 for $14.4 million.

Future Amara Bay townhome sites sell

Mattamy Homes, the largest family-owned homebuilder in North America, closed Jan. 8 on the purchase of 53 homesites from Miami-based real estate developer and investment firm Key International, for $12.64 million.

Located at 12000 Gandy Blvd., St. Petersburg, the lots are located within the future 39-acre Amara Bay Residences & Marina, an upscale mixed-use community being brought to market by Key International following its purchase of the waterfront land in 2022.

Mattamy Homes will develop two coastal-style townhome designs, each offering two stories of living space ranging in size from 2,371 to 2,470 square feet and providing three or four bedrooms, two-and-a-half baths and a two-car garage.

Community amenities will include a resort-style pool, clubhouse with fitness center, an 8,000-square-foot waterfront restaurant, a 150-slip marina, a boardwalk and more.

Construction on the residences is expected to begin within the next few weeks and sales will launch this summer.

New construction on Belleair Beach lists

A 7,034 square-foot residence under construction at 660 Gulf Blvd., Belleair Beach has listed for $13.85 million. It is only the second newly constructed single-family home to be offered in the town of Belleair Shore in over a decade.

Designed by Alvarez Homes, the three-story property, situated on 0.46 acres of land, offers a split bedroom floor plan with six bedrooms, seven full bathrooms and one half-bath.

Interior spaces include a combination living and dining room; an eat-in kitchen with a walk-in pantry, solid wood cabinets and stone countertops; multiple club rooms; a primary bedroom on the main floor with an ensuite bath, walk-in closet and vanity space; a laundry room; an elevator and inside utility.

Outside is an attached four-car garage, a private gate, a heated inground pool and spa, an outdoor kitchen and 80 feet of Gulf waterfrontage.

The home is estimated to be completed Oct. 1.

The seller, St. Petersburg based Sarasota Group Properties, LLC., purchased the property in 2024 for $4.5 million. The listing agent is Kevin Martin with Charles Rutenberg Realty, Inc.

Treasure Island apartment building for sale

A 10-unit waterfront apartment building at 275 116th Ave. in the Isle of Capri neighborhood of Treasure Island has entered the market with a list price of $2.9 million.

The two-story property, built in 1968, is situated on a half-acre parcel and comprises 9,294 square feet of rentable living space and 3,446 square feet of balcony walkways.

Inside are eight two-bedroom/one-bath units and two one-bedroom/one-bath units – all of which face the Intracoastal Waterway and have been upgraded with new windows. Additional renovations are still needed.

Outside is ample parking, a new seawall, 200 feet of waterfrontage and room for docks. Located in the RM-15 zoning district, the property could be redeveloped to accommodate seven to eight new townhomes or condos. The district does not allow vacation rentals.

Tarpon Springs estate lists

Located in the gated community of Harbour Watch, a Mediterranean-style waterfront estate at 2115 Alexis Ct., Tarpon Springs has entered the market for $5.1 million.

The 12,044 gross square-foot property, with 6,595 square feet of living space across three levels, is located on a nearly one-acre waterfront lot on St. Joseph Sound.

Inside are six bedrooms, five full bathrooms, one half-bath, a gourmet kitchen, a formal dining room, a family room with a wet bar, two laundry rooms and a private office with crown molding and wood paneling.

Community amenities include a renovated clubhouse, swimming pool, tennis and pickleball courts, a playground and a butterfly garden.

The seller, represented by Mindy Ramirez with 1 Realty Group LLC, purchased the property in 2019 for $2.4 million.

Pinellas Park industrial sells

The sale of a two-building industrial property at 10551 47th Street N., Pinellas Park, first listed in Dec. 2024 for $4.13 million, closed Jan. 6 for $3.9 million.

The two prefinished metal structures, one built in 1990 and the other in 1996, total 27,235 square feet, with 22,835 square feet of open warehouse space and 4,400 square feet of air-conditioned office and showroom areas.

The buildings have two 10-foot grade-level doors, one 16-foot grade level door and two truck wells with 10-foot doors. The 1.52-acre parcel provides parking in the front of the buildings and in a fenced-in storage area in the back.

Additional features include 24-27-foot ceiling heights, industrial shelving and racks, three-phase 480-volt power, three large exhaust fans and a 10-ton crane system.

The seller, WH Equity, LLC, represented by Pat and Chris Calhoon of Smith & Associates Real Estate, purchased the property in 2017 for $1.41 million.  The buyer, Buildingwerks, LLC, a Largo limited liability company, was represented by Commercial Partners Realty.
