The Tottenham property could be yours for £5

A Tottenham resident named Gina has launched a unique raffle, giving participants the chance to win her fully furnished two-bedroom flat valued at £380,000, alongside a £10,000 cash prize.

The property in question is a flat located approximately 500 metres from Tottenham Hotspur Stadium, within an award-winning development.

Gina, who has resided there for ten years, personally customised elements of the interior, such as handmade kitchen tiles.

The flat comes with a large balcony boasting impressive views of the London skyline, and access to a communal garden considered suitable for children’s play.

Gina is leaving the flat to move in with her partner, and is offering one lucky winner a package that includes coverage of legal fees and stamp duty, alleviating typical buying expenses for the winner.

Tickets for the competition are priced at just £5 each, with proceeds benefitting the local Tottenham Hotspur Foundation.

Sharing her motivations for the raffle on social media, Gina said: ‘The UK housing market is an absolute minefield – from estate agent fees and chains, I don’t really want to touch it. I’d much rather chat with you guys online without them.’

And on her website, theflatraffle.com, Gina writes: ‘Rather than selling my flat in the ‘usual’ way, I’m hoping instead to make a life-changing difference for one lucky winner.’

The raffle has generated significant attention on social media, with tens of thousands viewing her TikTok announcement.

The responses have been mostly positive, with many describing the offer as ‘life-changing’ and commending Gina for her generosity and creativity.

Of the income from the ticket sales, 5% will be donated to the Tottenham Hotspur Foundation, which supports various community initiatives in North London.

Marc Leckie, CEO of the Tottenham Hotspur Foundation, praised the raffle, calling it a ‘creative and community-focused initiative’, which will positively impact local programmes through the funds raised.

The raffle is hosted on the Raffall platform and will only proceed if a minimum of 120,000 tickets are sold by January 4, 2026.

If the threshold is not met, the winner will instead receive a cash payment amounting to 50% of the total ticket revenue generated.

Prospective participants should carefully examine the terms and conditions of the competition before entering.

Factors such as whether the property is leasehold or freehold, and any applicable service charges or ground rent, should be taken into account, and participants should ensure their enquiries have been addressed before purchasing tickets.

The Raffall web page clarifies: ‘The winner will take over the remaining lease term (88 years), and will subject to the leaseholder agreement, including payment of service charges and ground rent (currently £289 per month and £150 per year respectively).’

The valuation of the flat aligns with comparable properties in the Tottenham area, which have an overall average of £525,830, according to Rightmove, but entrants are encouraged to realistically assess the prize’s value.
