Victoria North, Manchester

Victoria North is a proposed new town and area of inner-city development in Greater Manchester, England. The development is located north of Manchester Victoria station and covers 380 acres of brownfield land[1], split across seven neighbourhoods.
History
[edit]The initial proposal was pulled in 2012 due to lack of funding.[2] The development was previously known as Manchester's Northern Gateway.[3] The project is projected to cost upwards of £4 billion.[4]
In September 2025, was named as one of 12 locations by the government's New Towns Taskforce.[5][6] Manchester City Council has described the project as one of the UK's largest and most ambitious regeneration projects which is also the biggest in the history of Manchester.[7] The development will contain 15,000 new homes.[8] The site, which will contain seven neighbourhoods is located between Manchester City Centre and Collyhurst.[9]

In development
[edit]Prolific Manchester-based developer Renaker tabled a 977 home proposal in the New Cross neighbourhood, to the south of Victoria North, comprising a 31 story tower and several smaller buildings[11].
MCR Property Group proposed a 1,200 home development situated on a 6.6 acre site previously used as the Rochdale Road Gasworks. The scheme was approved by Manchester City Council in 2021[12].
FEC has outlined its next steps, including the 322 home Kingfisher building and the 189 home Falcon[13], both situated next to the firm's completed Victoria Riverside.
Transport and infrastructure
[edit]Victoria North will be connected by a new Metrolink tram stop at Sandhills.[14]
Among the housing, new schools, new medical facilities are being built between a joint venture with Manchester City Council and Far East Consortium (FEC).[15]
99 acres of parkland will feature throughout the town, in particular around Irk Valley and Sandhills Park[16].
